Planning Board Approves Site Plan Changes at 35 Crosby Drive

During its meeting on July 12, the Planning Board approved a site plan for a proposed life-science facility at 35 Crosby Drive, subject to determination of applicability by the Conservation Commission.

The board reviewed proposed site-plan changes for the construction of a 160,000-square-foot facility and a parking structure.

The board heard a presentation by Atty. Mark Vaughan on behalf of Boston-based investment firm Anchor Line Partners, as well as development planners Michael Roy and Ryan Heard from real estate firm W. P. Carey. W. P. Carey has worked on other sites in Bedford and neighboring communities and has experience working with life-science facilities.

To ensure that the proposed facility meets current standards, the team requested numerous upgrades to the site plan: a reduction in parking spaces from 626 to 573; new utility infrastructure; additional and improved landscaping; and maintenance and water quality enhancements to the parking lot and site drainage system.

Roy agreed to examine the trees currently at the site as part of an upcoming site review. Vaughan explained that there will be a proper review of stormwater drainage.

Town Planner Tony Fields recommended waiving the requirement for a traffic study, as the proposed site changes would not impact traffic. Heard confirmed that his team is open to providing additional site access to the nearby MBTA bus stop.

Board members expressed enthusiasm for the project and advised that the developer inform incoming tenants of the Middlesex 3 coalition.
