Navy Hangar Owner, MassPort Negotiating Land Swap

The owner of the former Navy hangar at Hanscom Field and the Massachusetts Port Authority are negotiating for a small land swap that would place the entire hangar site under private ownership.

Runway Realty Ventures wants to trade some frontage along the taxiway labeled Romeo in exchange for the southwest corner of the hangar, which currently is owned by Massport.

Amber Goodspeed, manager of airport administration, explained to the Hanscom Field Advisory Commission at its virtual meeting Tuesday that the exchange will give the hangar owner access to the building’s doors.

Meanwhile, Massport would benefit from ownership of the required buffer along the taxiway, she said.

“This transaction is an entirely separate topic from plans to use the hangar,” Goodspeed stressed. The next steps, she said, are surveys and appraisals of each parcel.

Charles Patsios, a principal with Runway Realty, was the high bidder for the hangar when it was sold by the federal government in the fall of 2018. That followed a town meeting vote to rezone the land to residential, which was not validated by the attorney general’s office.

Patsios has said that he wants to use the hangar for aviation purposes. The owner has been negotiating with the Federal Aviation Administration for permission to access the Hanscom Field runway, and also must abide by historic preservation provisions connected to the property.
