Planning Board Approves Site Plans for Two Life Sciences Companies

The Planning Board, at its meeting on May 11, approved two proposals relating to the burgeoning life science sector in Bedford.

The board approved a site plan for a proposed development at 172 Middlesex Turnpike by the Gutierrez Co., designed to service a life science company.

The first manufacturing facility for Ultragenyx, a pharmaceutical company that specializes in the treatment of rare diseases, is under construction on an adjacent parcel.

The proposed development has a larger footprint than the Ultragenyx building while also being set farther back from Middlesex Turnpike. The building will have a partial second story, covering approximately two-thirds of the footprint.

Another applicant, Xchange Owner LLC, proposed a major amendment to the industrial mixed-use special permit that currently applies to the Xchange Park properties at 2-18 Crosby Drive, allowing additional improvements to the campus.

The amendment, which was approved by the board, would widen the area where an additional 70,000 square feet of space can be added. The total amount of square footage was decided and agreed upon at a previous date; this amendment would only change the area where the additional square footage can go.

Attorney Mark Vaughn, representing Xchange, noted that the amendment would make adding laboratory space to the site much easier, creating greater appeal to life science companies.

The addition is part of a larger series of improvements to the XChange campus, including prior improvements to parking and facade changes.
