Planning Board Offers Support for 330 South Road

The Planning Board Tuesday voted to send a memo to the Zoning Board of Appeals supporting a comprehensive permit for a housing development proposed for 330 South Road, near the intersection with Summer Street.

The permit application is scheduled to be reviewed by the Zoning Board during its meeting Thursday evening.

If the permit is granted, the farmhouse and barns at the property would be converted as part of a 20-unit rental development.

Plans call for a two-unit townhouse as well as renovations to the three existing buildings. Four of the 20 units would be designated affordable.

The affordable component is key because this proposal falls under provisions of the so-called Local Initiative Program (LIP). Under state law Chapter 40B, residential developments can bypass zoning considerations if a percentage of the units is designated affordable. A LIP is known as a “friendly 40B” development because it requires Select Board endorsement.

Tuesday the Planning Board was unanimous in support of the memo to the Zoning Board, after discussing the vetting process that the application underwent since it was first brought before the Planning Board in 2020. Members expressed enthusiasm for the development and hope that the Zoning Board will approve the application.
