Marketplace Update: A New Entry and Signage at Marshalls

During the June 25 hearing of the Zoning Board of Appeals, Pamela Brown, Esq., presented a request for a special permit under Article 39.4 Section (IV) to allow an oversized wall sign and Article 39.5 Section 1 for an illuminated sign as part of the renovation of the new, enlarged entryway to the Marshalls store in the Bedford Marketplace.

Because the new sign met the two requirements of a Special Permit (that it be in keeping with the intent and purpose of the Bylaw and not injurious or detrimental to the neighborhood) the ZBA voted approval, pending its standard review period and several conditions.

Compared with the old sign  that was approved under a ZBA Variance in 1980, the new sign is more compliant with Article 39.5 Section 1 because it is externally instead of internally illuminated. As a condition of approval, illumination will not exceed 75 lamberts, and the sign will not be lit between 11 pm and 6 am.
