Planning Board to Hold Public Hearing for 54 Loomis Street Redevelopment

Built as the Belle Isle skating rink, 54 Loomis Street may become a three-story mixed-use building.

Notification of a public hearing to review plans for the redevelopment of a property located at 54 Loomis Street has been issued by Bedford’s Planning Board. The hearing has been scheduled for Tuesday, July 17 at 7:45 PM at the Town Hall, 10 Mudge Way.

According to the legal notice issued by Planning Board Clerk Jeff Cohen, Cerundolo-Larsen Realty Trust of Lexington has requested a special permit for a project known as Bedford Place Apartments to be located at 54 Loomis Street. This project involves “construction of a new three-story building” to replace the current structure which was built and zoned for commercial and light industrial purposes. The site was most recently occupied by Pharmalucence, a provider of radiopharmaceuticals such as Sestamibi, an agent used in heart imaging. The new building design proposal currently includes “30 rental apartments, , including 10 one-bedroom and 20 two-bedroom units, as well as approximately 1300 square feet of first floor retail and/or office use and common amenities.”

Because the property falls within the newly-created Depot Park Overlay Area, special permitting is required for redevelopment or change of use. Overlay districting is used to create zoned areas that the community has identified as needing special protections for reasons  ranging from environmental sensitivity or historic value or encouraging development that aligns with a larger plan for the district.

Pharmalucence,though it has moved out of the Loomis Street location, continues to occupy two Bedford properties at 5 and 10 DeAngelo Drive. The part of the company that vacated 54 Loomis has now moved to a larger, state- of- the- art, 70,000 square foot production facility and corporate headquarters located at 29 Dunham Road, Billerica, MA. The Billerica site, according to the Pharmalucence website, is intended to consolidate and eventually house the entire company that was once spread over several buildings in Bedford.
